All explained in the books. There were many magic rings around, and invisibility powers weren't unique either. The fact that it prolonged the wearer's life is exactly what first made Gandalf suspicious, and even then it wasn't a sure thing.

also - a huge amount of time during that period he was out wandering the wilds with Aragorn searching for Gollum. After like, 15-20 years of that was when he went off to Minas Tirith to do research while Aragorn kept hunting.

No they absolutely weren't, wtf are you on about? It is clearly stated that the Eregion Elves were practicing their ring making for quite some time before they made the big 9+7+3. So there can be like 50 lesser rings laying about in random dark caves or old tombs and some of them can very well have invisibility powers. Honestly the entire reason why The One seems o be so simple in its power might be targeted deception created by The Ring itself in order to pass itself off as a mostly harmless trinket of no great power.
