>Fellowship, Extended Edition (I have one that is color corrected as DvD version).
>Two Towers, Theatrical edition
>Return of the Ring, Theatrical edition

Is this the optimal way to watch them?
I feel TT and RotK contains some extra scenes that don't fit in very well. In TT there is this weird scene with the Fangorn forest walking up to helms deep and killing some orcs. RotK with Denethor teleporting and running miles when burning...

That's my preference too although I miss the Boromir scene in TTT

Theatrical for all three. I only like a few added scenes in FOTR and ROK, but not enough to have to sit through all the others that are downright bad. TTT especially suffers from poor pacing in the extended edition.

Fellowship is an almost perfect movie. Two Towers is a fucking slog and RotK is 7/10 but redeemed by the ending(s)
