They need to stop trying to milk that "franchise". It's done. They can't add to or improve what has been made already. The trilogy was great and they needn't redo it. The Hobbit trilogy sucked and they shouldn't redo THAT either.

The main problem with Hobbit is that it is essentially a book for children and a fairy tale with singing goblins and talking dragons and Jackson turned it into le ebig battle of good and evil and lotr prequel. It's too serious and too realistic. Actually it's the same reason why modern capeshit sucks so bad. You can have either serious drama where where the whole world is at stakes or you can have magical super dudes flying in latex pants to save the city when joker trapped all the police in the sewers. You can't have both.
