He helped me memorize the police department by forcing me to learn quick and efficient alternate routes on the fly.

I remember playing the psx ver of re2 as a little kid and seeing him for the first time.
Unironically he became my childhood self insert. I always wore steel toed boots and kept my hair as short as possible (mom didnt want me to shave my head). Whenever I got into fights I would stand still and throw haymakers while trying my best to no sell the other guys hits. I never crumpled when I took a big owie because he never did, and when I went down I fell back in a stiff a pose as possible. I also never reacted strongly to anything and mostly stared at things without yapping. I still had a kid's nonstop internal monologue but I just enjoyed not talking so much that the kids thought I was a retard.

Lack of loading screens between rooms eliminates the time travelling between them, moving through a room in the og can trigger different angles making them seem bigger, other changes (the first floor in the lobby is available from the start, etc.)

I never bothered with the originals so I didn't realise at first that him chasing you around the station is only part of the remake.
I think without him as a constant threat it'd probably get a little tedious walking around knowing you'd cleared the regular zombies out.
The sound design and the atmosphere he creates simply by walking past or above the floor you're on is great, and hearing him physically checking each room for you is terrifying.

Mr.X segments of the map are the only good part of the game. Rest is boring trash. I mean what can compete with his comfy police station? The sewers? The streets? The fucking labs? I rest my case.

He's not implemented perfectly, definitely some issues with him being tedious more than dangerous but I can't imagine the rpd as is being more interesting without him, the B run definitely would feel pointless. the truth about zombies in 2make is that they're only a threat when they're supporting a higher tier enemy or when you're constrained by the environment to a point where you don't have an easy escape route. the layout of the building as is there's too much dead air when you can just stop and focus fire a zombie down or play chicken waiting for a perfect opportunity to juke them, mr. x is able to round out that dead space and keep on your heels. completely absent of him the game might be more comfy but a lot more of it would be pointless.

Net benefit. He overstays his welcome, but he puts such a fright in you at first that I can forgive it, especially because the RPD otherwise would have gotten stale and not boring at all without him.

He's pretty tense but at the same time a laughing stock if you've got a large room to run around him in or a safe room or flashbang. So it stopped being scary after twenty or so minutes. Still a fine addition. In Resistance Capcom's failed Dead by Daylight game when you play as him you can do this bullrush move where he lowers himself into a crouch then starts sprinting towards whatever you aim him at. Imagine if he had that in RE2Remake.
