If you play DoL+, which for all intents and purposes is just a better version of the game (tons of QoL upgrade) you can buy lockpicking training sets to increase your skullduggery from the pub. Sunken Ruins is found by travelling through the woods until you reach the lake, then swimming out and diving down.
