Rune Factory is the one I know best. It was always known as the Havest Moon + Dungeons franchise. The only thing it doesn't have is the roguelike/Dwarf Fortress RNG toggles on everything.

You need to complete quests there for furniture tickets then use the tickets to take the tax chest for yourself.

This is a good thing to keep in mind in general. There are a fuckton of very useful items in various towns that can be a big help and due to the way stealing works it's impractical to steal most of them because you'll need thieving/strength in the hundreds. Just do some board quests and get tickets.
