In the past, small towns used to have localized industries, like bottling plants, canneries, mines, and etc. Now the industries are all financial/tech meaning you have to live in urban cores, and there's only so much space to build in an urban area before you start getting 2 hours commutes.

Both are true. Australia only has 1/10th the population of the US, so it's not just the population growth causing home prices to skyrocket.

The catch is that in a society with no immigration, you can gauge how many houses you will need due to population growth 18 years in advance. If there are 1 million people born in 1998, then in 2016 you should realistically have built 500k new homes to accommodate the newly adult population. Immigration throws off this cycle of building new homes to match the new population.
