Find a place you wouldnt mind settling down in and look for 'multifamily' properties for sale. Think a house or any building that is sectioned off into at least two distinct and metered residencies. What you'd do is purchase the property and live in one of the residencies and a lot of the time, there already is an existing tenant living and paying to reside in the other residency.

I've seen many properties for sale where this is the case and the amount the existing tenants are paying is about the cost of monthly payments for a 20 or 30 year mortgage; the existing tenant just doesnt have the financial stability to purchase the property themself or desire to maintain it. So you are essentially becoming a landlord, moving into a property that you maintain like any other homeowner but living there is essentially free because you share the home you bought. And no, you dont actually share living space with the tenant, you have to walk outside to access the tenants part, everyone gets their own bathrooms and kitches and there is no way for them to enter your space without your key.

I've been looking into properties like this but i already have a house so it would be just to add to my financial portfolio and give me the income of 2+ tenants instead of 1 tenant with me living there and the rental income paying for the mortgage

my rent is 390$ CAD a month for a regular $1650 a month apartment in a high rise.

I have $880 after 390 rent, 280 goes to my child support for 3 kids. im left with $600, only have to pay hydro, which is also has a big subsidy and I pay 0$ 8 months out the year.

I have internet, and a basic 30$ a month phone plan I float on my credit card.

I also work cash under the table jobs at 160$ a day for flooring, I work 2-5 days a week with the odd week off here and there helping a contractor (who picks me up and drops me off at my apartment and pays weekly cash)

I have 3000$ CAD in my fridge and my disability comes monday!

Its not race based, All you need is what's called a CAPS referral, which is a mental health assessment done over the phone.

call the CMHA, they can help you get a CAPS referral.
