that a standard Buyer's Inspection wont find or at least "raise questions" about.
"as is, NO disclosure"
What dark secret lurks?
What could be so secret and terrible they don't care how suspicious they act???

PS-also, does this barn have a passage in that thing that connects the house to the garage, and does it have an attic floor in the garage, and maybe stairs from garage attic to garage parking?
Seems like a no brainer.
>>2932528 (OP)Owner died, children out on the west coast want a quick sale more than they want to maximize price.
>>2932528 (OP)>What could be so secret and terrible they don't care how suspicious they act???Pretty standard for houses with pretty bad mold issues, or water/structural/fire/smoke damage, basically you agree to buy it as is after your own inspector gives you the rundown on it
>GREAT BONES!They're saying they won't disclose anything because they've already gone through the rigmarole with previous interested parties and they're tired of losing deals and wasting time once the potential buyer finds out about the 100k in restoration that needs to be done
Could be wrong though, just a hunch after looking at tons of houses before I bought my first
Rison is part of the Pine Bluff area, which is one of the worst towns in the country. Look at other home sales in the areas. That home is lower per sq foot than typical but not by a large margin. It's a place for people who want live with some space between them and the mess that's Pine Bluff. The lack of interior photos means something sus is up but probably not as bad as you think.
>>2932546>Pine Bluffthx for heads up.
I type "Pine Blu..." and
"pine bluff housing authority" pops up :)
IMO more likely
>>2932539 than big issues. Probably not sold by the current occupant, seller could make a few thousand more going through a lot of paperwork stuff and a getting realtor but doesn’t want to bother. Or they don’t want to locate a buried septic/petrol/whatever tank that according to old paperwork is there somewhere, find the asbestos that the previous seller declared, stuff like that
Even with ‘no disclosure’ it’s not allowed to intentionally mislead a buyer
Why is every real estate post on this board in Arkansas
>>2932712Its me, I'm thinking about retiring to semi-rural Arkansas from dying CA. I hear Arkansas is sorta up and coming, but still dirt cheap, and growing, so seems like a likely spot.
Bob Hope made several fortunes buying RE at the outskirts of growth areas.
Is this a third world country?
CiC is illegal on asset sales in my country because it's synonymous with tax evasion, owner dies in debt, kids try to strip the estate without paying debt.
Buy this probably means that the sale could be contested, possibly one bank trying to seize the house you just bought, with your chasing the sellers at your own expense.
You just wouldn't do it. That's why we banned CiC on asset sales.
>>2932791Buy title insurance and then it's not your problem.
>>2932712Almost as if someone is trying to entice you, huh?
>>2932528 (OP)someone is flipping it, so they often don't know what's wrong to do a disclosure.
>>2932528 (OP)It's a 20 year old house...any house built after 1980 is engineered to fail after 10, anything beyond that is luck
>>2932528 (OP)Poor workmanship and financial fraud.
Pic related.
>>2932996>It's the Republican's fault that I knowingly hire illegal aliens but the problems all go away if they're made semi-legal.Democrats never got over Republicans ending slavery.
>>2932999>I voted>I wonLiterally the entire problem with the average American's political mindset summed up.
>>2932999It's both parties. But both parties are right politically.
When I posted that I was talking to a Maga. I got sick of retyping it.
Do you have anything to say against the content?
>>2932999Also it's literally true that the contractors I know are all drunk incapable Republicans running 3 crews of mexicanos. I literally shut down my business in 2024 cause I didn't want to "play the game". Now I do contract work for tips not to exceed 25k while I just live in the woods watching you all decay.
>>2932999>fight to abolish slavery>two hundred years later>fight to re-establish slaveryReal life never disappoints.
>>2933015I'm so tired..... Almost 30 years of fighting it. The more things change the more they stay the same.
Like I said in my post the more I try to improve their lives the more literally cry.
>>2932999I literally can't make this easier to understand.
You're just in a cult before you care about reality.
Look at sold prices in that area for similar sized houses and plots that sold conventionally. That price difference is what you’re going to need to spend, minimum, to get it right
There are many, many reasons why this happens but you’re never going to get a “good deal” out of it. Fire, flood, structural, some sort of future development, hazards, boreholes, mines, proximity to 9000 basketball fans
>>2933039Yes, we get it. You want slaves and are willing to burn down everything to get them. It's not complex no matter how much you try to dress it up.
>>2932631Is your state Arizona? If it's not, then it's completely irrelevant to the conversation.
