Talk me out of this house. Haven't seen house or town yet. Reason for location is seems like OK small town but still easy commute to small city.
No Cooling but says Power updated from Pole so Mini-Splits should be possible.
Lots of joists and floor just replaced so maybe big rot or termite issue. I'd do my own crawl but what to look for besides wet dirt to see if rot might come back?
Maybe could finish attic to at least semi-livable additional sq feet, and maybe convert attached two car to master bed and bath.

Enclose front porch for quick extra sq ft.

Had on Contingent fall off 3 months ago. Why?

The Bad

The roof is end of life. Based on Google Streetview its been on the house since at least 2008 and it has serious problems in the current photos. They also replaced the supports of the front porch as cheaply as possible. The paint on the north side of the house is also shot. You will want to do a very thorough exterior inspection on that shit. Don't let them fix it either. They will use whoever is cheapest and it will be done poorly. Just have them knock a bit off the asking price. Also, broken window in the attic.

The kitchen reno is shitty, cheap, and unfinished. Look at the ceiling and doorframes. There even appears to be untrimmed expanding foam in one of them. The cabinet are prefab and almost certainly veneered particle board.

The 'wood' floors appear to be vinyl click lock dogshit.

I would have the seafoam green ceiling tiles tested for asbestos.

The walls/mirrors in the living room need to go.

The electrical is very suspect. Bring one of those little outlet testers you can get for $5 to a showing and test an outlet in each room. Based on the black faces and the age of the home I bet at least some of them aren't grounded. Also, no GFCIs in the kitchen = shitty job. I bet you find old knob and tube in the attic.

The outbuildings behind the house have garbage foundations.

Where are the bedroom photos? Are they the room off the livingroom, which HAS NO DOOR, and the room off the bathroom that HAS FIVE DOORS?

Gas heat but where is it? How old is it? No AC at all. They have temps well into the 90s with high humidity.

21 photos but 9 of them are exterior shots? Why? The bathroom only has 1 picture. Where are the garage pictures? The outbuildings? Suspicious.

Based on your tone it seems you want a cheap livable house that you can bring up to snuff for little money. This house ain't it. It needs work. Worse yet, it has had a lot of work done to it but poorly.

The Good

Houses built in the 20s, if they haven't rotted, have good bones. The foundations appear to be cement block or cut stone (hard to tell from the photos). As long as that isn't fucked up and the frame isn't rotted you can fix the rest. But boy does it need work.

It had plaster walls at one point. The nice thing about them is they are repairable. Rip whatever dogshit they have put on them off, get back down to the plaster or lathe and re-plaster the place. Check existing plaster that remains, some rooms still have it, for asbestos. Fix the cracks.

Same with the floors. Rip all that shit out and see what's under it. Might be wood. If it is, repair what is left. If it ain't, put in wood.

Vinyl siding. That she needs to go. Rip it out and put wood back in. If you are lucky they just put the vinyl up over the wood. Wood is repairable and easy to replace. Vinyl is dogshit.

There is something in the attic but I don't know what and I didn't see any stairs. They might be in the garage they don't have photos of for some reason. Either way, check the roof joists. If they are 2x4 you can't use the attic for anything but light storage. You need at least 2x6s to prevent cracks from forming in your ceilings on the first level. You can sister 2x6s in to fix that.

I might be OK with the mirrors. Knew a guy who had 4 daughters and he installed IIRC 11 medicine cabinets in the bathroom. Seemed like good idea and you could open a stack of doors to adjust mirror angles to check how your ass looks at diff angles. They were on sale at H-D for $7 apiece, probably due to glass not meeting legal safety specs. Back then H-D was known for selling shit that was somehow bogus. They were selling bathroom tiles that were a 1/128th of an inch too thin to pass inspection.

I don't suggest using Zillow for looking up flood maps, msc.fema.gov is where you can find those. The area itself is unmapped -- meaning it hasn't been studied for flooding at all. The Arkansas River itself is Zone A, which is interesting as that more or less means it hasn't been effectively studied so there's no flood profile to take elevation information from -- something I'm surprised is the case for a major Water of the US.

talked to the RE agent, house is an Estate and sellers don't want to be involved, but its beginning dawn on them they might need to go 203 Rehab Loan.
If failed the Contingency due to "old" termite damage and some termite treatment, but RE Agent hasn't been able to show me any reports.

When I was house hunting on a budget I found several listings in my area that were similar to what you are experiencing. In my case, it was exactly as you described: sellers that didn't want to be involved and real estate agents that didn't give a shit. Out here, the agents take a billion photos of a property, stage the home, have all of the records in the listings, etc. Your listing is very cheap, so the agent ain't gonna make any money on it. So, garbage listing. You are just going to have to deal with stuff like that in your price range.
