Try to pull it up with a wet shop towel and an iron. Then touch up the color with white color wash and acrylic poly.

it strikes me as utterly psychotic that some landlords expect their living quarters to appear pristine, even after months of people living in them. they have to be very aware that this isn't a reasonably goal for anyone.

So I shouldn't use something like a wood filler?
Anonymous No.2948198 [Report]

Epoxy putty, painter's tape and sandpaper. Tape around the indentation, smear with putty, scrape excess with a razor blade before it hardens, remove tape, lightly sand with high grit sandpaper or magic eraser. Use a micro-detail paint brush and water-based paint to restore the wood grain pattern.

Most landlords get absolutely shafted with repairs. They hire property management to separate themselves from tenants. Think about how many people unravel financially then take their frustration out on anyone they can. Think how many renters don't take care of pets or their houses. I also think the prop managers are leveraging for the deposits themselves.

The issue with wood filler is that it will be a solid color and flat. You have a highly porous rough sawn maybe white oak. It's been pickled or say a minwax white color wash as a cheap finish example. There's a collection of white, brown, and black that you'd have to hand paint to conceal.

Finish touch up is a profession that would be more art than science. It's something I have to dabble in but try to conceal all evidence because clients and my business lay all blame on my plate. I tend to attack issues little by little. Keep making progress. We have a color palette of seam fill, but I've never hand painted wood grain for restoration. That's always my last line of repair. If it was worse, you might carve some out with a router and glue in a patch. I think you can lift a lot of the problem away with steam.

did anyone say woodfiller? dipshit just reduce the obvious ridges and paint over the black burn. nobody is going to fucking notice it, most renters fucking use the carpets as a shitter and leave 12" holes in the walls because renters are fucking garbage and assume they're not getting their deposit back because they're not paying the last months rents anyway.

you only see it because you know it's there and if the management company wants more that $12 of you deposit to do what I told you to do twice then you should sue their fucking asses anyway.

like seriously you have no idea how fucking asshole renters are.

If I just want to hide it, I'd try Durham's with a little white paint to lighten it. If you use Durham's with just water and no glue mixed in, then it dries fast and you can chip it off and start over if you messed up.

If you make the fill slightly whiter than the existing wood then it'll be easier to retouch. If you don't have watercolor or acrylic as a hobby, then you can even try colored pencil. The only thing if you're new to retouching is to not be obsessed with an exact color match, but to get close with a pointillist technique and take breaks to reset your eyes. If it's hard to see at 6 feet away then that should be good enough in most cases.

>renters don't pay property tax, don't do any maintenance, and fail to not cause damage to the rental
>likely can't keep up with rent payments
>GIVE US BACK OUR DEPOSIT reeeeeeeeee

A lot of landlords/owners are shady as fuck.
A couple of guys I knew used to work for a building management company, and they quit after two years because they realized it was organized crime.

Another big segment is money laundering. They “acquire” a building, and convert the money from rent payments… writing most of it off.

daily reminder that you should take your landlord to small claims court. most people dont bother, but it can be well worth your time.
>per oregon statute whatever you can sue for 2x the deposit if they withhold your deposit for invalid reasons
>send one letter disputing them keeping the deposit
>they obviously never agree
>next step small claims court
if anything in their security deposit withholding bill is BS, they now owe you 2x. and they have to justify the reason and the cost behind every single line item. I got almost 5k from a leechy landlord who tried to charge me for roof damage on a property whos roof i dont even think i could access. even the lease said the roof was not something i was responsible for. he looked pretty funny when asked about that.

in some states it's 3x.

>use mortgaged property to leverage mortgage against mortgage
>do it again 4 times
>form a cartel that keeps rent well above what it should be while owning all available older houses
owning more than a single primary residence and vacation property without insulation should be punishable by immediate execution

>I want my deposit back
The way to do this is from a rentoid pov is not to pay the last few months rent equaling your deposit amount - more often than not they just let it go since suing you is not worth the hassle
