The downside is the fire that burned on the area, seems to be mostly smoke damage and since walls are bloke/brick with rendering it could just be pressure washed and call it good, maybe apply a new layer of rendering. What do you guys recon? I've been on a lookout for a property for a while now and had a thread going before but nothing came to through so far.

Yes. The biggest downside besides the current damage to the property is it being on fire country, it gets very dry there very often.

Aside from the porch that burned off the wall. And the inside looks like a dungeon with questionable brickwork. But that price does sound about right.

There's a couple fucked bricks but mostly it's just missing a proper plaster or rendering job. Pressure wash, fresh paint, new windows, change the bars, new garage door. Roof slab and new tiles.
Wall chaser and new wiring and water lines. Anything else I'm missing?

I know mimosas are the the invasive annoying tree species that grows fast and is very flammable. If you are lucky you can remove those invasive species even if its not really on your land, check the laws
