Sweden uses a government capped rental system. Rent is kept low but the queue is the downside.
Most apartments are owned by huge companies like Balder, Heimstaden and Victoriahem etc. They own thousands and thousands of apartments and it's through them we rent our homes.
But our rents being capped low and availability limited in the cities means we have a queue system.
There's no highest bidder or first in line here. You sign into a housing queue for the area where you wanna live, and you wait.
You usually get 1-2 points per day and depending on where you live it can be anything from a couple weeks to 20 years to get a place in the nicest, most popular area.

You can rent privately but then the rent is gonna be 4-5x more expensive and contracts are time limited. When you rent from the mega-corpos there's no time limit.

almost every suburban house here has some way to easily convert parts of it to a rental unit, like a separate entrance to the basement with a small bathroom and kitchen down there. its how most first time buyers pay for it. a young couple with their first kid dont need the basement so they rent it out and that covers 2/3 of their mortgage. same when they grow old and kids have moved out. out of the 5 places i rented before buying, 3 where like that. and i got them on the day and moved in the next. 400€ for 70sqm was my best deal with the house owners teen daughter sun tanning in a skimpy bikini outside my window all summer.

still grim. i decided to move where i served in the army far north. first day i got an apartment. i later swapped it for another one, also done in a day. just sign a contract then hand over money. i then moved to another city, same way, actually swapped apartments 2 more times when living there. then i moved by back north a while later, then i moved to my home area a year after that. never had i spendt more than a phonecall and 10min looking at the place to get it. how could i possibly do this with a que system? you dont know how bad you have it. you wouldnt be halfway in you que waiting in this time.

it depends obviously. it can be from 200€ (cheapest i rented, 30sqm) to what i considered renting my apartment out for that would be 1600€ month, a bit over mortgage at that time. now i didnt pay that much i only paid hald that much but i would demand this much, i sold it instead and she know pay 1400€/month and i got the sweet profit in cash. if she couldnt get that loan or it was just temporary i would agree on a rental deal.

What you are purchasing is the right to live there and sell it once you move.
But the actual building and the apartment is still owned by the landlords who originally purchased it.
Plus there's still the monthly fee for maintenance and shit.
I bought my apartment in 2011 for €308k.
The monthly fee (not a loan or mortgage, just the mandatory monthly fee) is €531.
On top of that is my mortgage.
Yes, the apartment has increased to around 400k in value but I doubt I will move.
Very similar to this one, same area. Almost the same monthly fee.

That is unless the actual property owner decides to sell, demolish or otherwise fuck it for us. Then, as has happened before we're fucked.
Sometimes I kinda wish I would have kept renting. Would have been cheaper.

I moved into my one bedroom apartment five years ago, rent was a very affordable 950 month and has stayed that way because of rent control.

If it weren't for rent control my landlord would double my rent and I wouldn't be able to afford it. I wouldn't be able to find a new place either, because even shitty apartments cost 2 grand a month now thanks to mass immigration and landlords turning these apartment into dormitories for jeets.

Buying a house is out of the question.

God, fucking giabased. Expropriation in Serbia is a diceroll, happens very often when ruling party oligarchs want to acquire some property but you may be paid good, above market value even because by our laws agricultural land that gets seized has to be paid the same as construction suitable land (a legal category here that makes it worth 10x more lol). Oligarchs don't care about this because it's not their money but tax money, they may as well give you a billion for your property for all they care if it's not from their pocket. But you have to fight the state in court for years to get it like many peasants are currently doing.
