The best way to invade Iran would be to secure air supremacy, bomb Tehran until its defenses are gone and the military deserts it as indefensible, then air drop troops into the city and occupy it, probably with minimal fighting since the fight will probably be well out of the remaining, abandoned population by that point. You'd mainly have to worry about Iranian troops returning to the city as guerillas.
I say "occupy the city" but it'd be more like a limited, locked down, highly defensible district within Tehran, until enough troops arrive to begin aggressively sweeping the city. Iran might contest this sweep by sending in troops for bloody urban warfare, street by street, as this would be the only way to really inflict serious casualties on the invader. But if I were the invader in that scenario I would simply withdraw back to my fortified district, seal it shut, and resume bombing the rest of the city until the enemy withdraw from it. Repeat as many times as needed until they decide it's not worth it to contest your control of the city.
Once Tehran is secure, use it as a forward base to begin striking secondary targets, the places the Iranian government retreated to and is holding up. This will mostly involve air strikes, ground forces will only patrol around Tehran for the most part, to very, very slowly expand the zone of control. Additional lines of supply to the base in Tehran will need to be established to keep things going as long as needed until the hardened points in the mountains fall one by one.
It'd be a very expensive campaign, potentially very long, too, if the Iranians have a lot of fight in them.
