I've rented out properties before and come to the conclusion that it's only worthwhile as an individual if you have a unicorn tenant, or are a slumlord. The last house I rented out was my primary residence when work moved me across the country. I set it below market rate, just enough to break even on the mortgage, but with an extensive upkeep contract. Needless to say, they trashed the place and I was left holding the bag. I even had to give back most of their security deposit because a judge threw out the contract, which I hired a lawyer to draw up, since it wasn't "standard" the fact that they got a $500/mo discount on rent for maintaining the property didn't matter.

Renting out one or two houses is a dead loser. Tons of people lose money that way. They get tenants that pay 1 months rent, then stop, and it takes 8 months to evict them, they finally move out and take the microwave and all the copper wire and you're on the hook for $15,000 in repairs. You could try to sue them, but that'll cost another $15,000, and they don't have money to pay anyways so you won't get shit. Not to mention most people plan to cover the mortgage with rent, so now you're paying your own mortgage + the rented house mortgage with zero extra income since the tenants aren't ponying up.
You need to have 5+ houses generating income so you can cover the damage any one tenant causes. And then you've gotta fork over 8% to a management company because managing 5 houses is a nightmare when your tenants are constantly destroy your shit half because they're retarded and half because they just don't give a shit since it's not their shit. You don't want to be fielding calls at 8pm on Saturday night because their retarded kid shoved his stuffed animals into the toilet and now the house is flooded. And even with 5+ houses, you're still at risk of getting fucked if two or three have big issues at the same time.
Moral of the story is it takes money to make money.

I don't get it. I rent two properties and never had any issue. I just meet every tenant face to face before signing the contract (before even drawing it up) - and if they give off weird vibes, I just tell them - no thanks. Imo anyone who has problems with tenants is just unable to read people. Contracts usually last a year, so you could and SHOULD meet every single tenant.
Last month I was looking for a tenant and a 60y.o. lady showed up. She was kinda weird, so I called her on Friday 19:00 to draw up the contract. She was drunk. Told her to gtfo. It's that easy...

A guy I work with owns multiple rental properties. He and his wife worked their asses off in their twenties and early thirties and currently own four/five rental properties (three single family houses and a duplex). I can't speak for anyone else's situation, but this guy basically has a second job dealing with even this relatively small number of properties. He has decent tenants right now, but has told me horror stories of some bad ones. He barely makes any profit on good months, and that has to go into saving for the bad months (or years) when the rent doesn't cover the cost of mortgage + maintenance + whatever else.

The profit he's making on these properties is really all twenty years down the road when inflation does the work for him and he can sell them all off. Being a small-time landlord is mostly keeping your head above water until you can stop being a landlord. It'll pay off in the end, but it's not the easy path a lot of people think it is, a lot of the time.

I've done maintenance for a bunch of rental properties/property owners.
If you dropped 1000 rental units in my lap, I'd sell them for below market within an hour. Being a landlord in today's environment simply isn't worth it unless you own so many you can afford a property management company, in which case you're making the problem worse.
Every rental owner I knew with less than 6 rental units was playing a losing game.
