It won't increase the supply, it won't decrease the demand. Go back in time and do that calculation up to the present. Say in 1995 you borrowed $150,000 at 6% on a 30 year mortgage and just paid it off this year.

You would have paid ~$320,000, about ~$170,000 in interest over the life of that loan. That didn't even keep up with inflation, $150,000 in 1995 is worth $324,000 in 2025. And that money didn't just vanish into the nether, you built equity and now own a house that is probably worth north of $300,000 after paying all of that. You can sell it and get all your money back or keep living there for no cost other than maintenance and taxes/utilities.

If you actually pay your mortgage for 50 years, you'll get completely ripped off. I saw someone post earlier about a scenario where if you're buying a house for $400k, at the end of the 50 years, you end up paying like $1.2 million. Now, who knows how much that house will be worth in 50 years. Maybe it'll be worth $50 billion due to crazy inflation. But, if you can pay the mortgage off much earlier, let's say 30 years, then you will end paying much less in interest (obviously). If you can sell the house sometime during that 50 years, I guess you could still make equity, but there is a cutoff point depending on the house's current value. This all seems like common sense, but maybe I'm wrong.

I guess the main point of the 50-year mortgage is to give people who couldn't afford it otherwise a better chance at ownership. What they should really do is pass legislation that caps the down-payment to like 1% or something, so you would only have to pay $4k initially on a $400k home, but can still make a larger payment if you have the cash.
