Most of them are highly inaccurate though. The most egregiously fucked up one is the TAAHM one. The one floating around online is very wrong compared what is shown in the first 7 seasons, especially in bedroom areas.
The set designers fucked up so bad and basically said FUCK IT and just made shit up as the seasons progressed with no continuity or logic to the floor plan/set.

There's another fan layout where there is a bathroom inbetween the guest/baby room and Walt Jr's room, but it's not present in the actual house/set. Pic related. If there was a second bathroom there would be three doors on the righthand side of the hallway, but there's only two.

I lived in an apartment in NYC that had 3 bedrooms and 1 bathroom. Shared it with 3 roommates, and my room was basically the size of a monk's cell. There wasn't enough room for a dresser and a desk, had to have a dresser and instead one of those wheeled tables they use in hospitals so I could work from my bed instead of a desk. But it was only $750 a month and right near the subway. Was quite happy there.

It was still much more expensive than the national average, and there were far fewer residential high rise buildings. In 2002, there were probably only a handful of units this size (let alone the size of Niles' place) in the entire city.
Frankly Seattle doesn't make much sense as the setting for Frasier, especially in the early 00's. It just wasn't that big of a city.
The amount of bathrooms this place has is hilarious. My best guess is that Frasier kept buying out every apartment on his floor and merged it all into a super apartment. Either that, or this is some sort of 'old timey' ritzy apartment complex.

Different things over the years have been shown one of the recurring things is the huge Olmec head.
The rest is usually it shows just boxes full of SNEED and whatever the episode requires.
But she was never shown on screen once. That was a continual running gag on the show that Niles was always talking about her, but you never once see her in person. I'm not even sure of they ever hired an actress or an extra to play her on screen.

Yeah probably that. I never watched every single episode of Frasier... only caught approximately half of them as my family would watch them.
I think the writers created such an impossible image for Maris through Nile's never ending stories, that they could never find an actress suited to play her. I think there were a few moments where she was represented by an off screen shadow. But that is the most you got to see of her. In a way it made Niles look slightly crazy. But other characters o the show could see and talk to Maris as well. Maris was always described as an aristocrat., and it was always clear that Niles was mooching off of her insane wealth. They lived in a giant mansion.
