I don't know where you live, but it's not like that in Australia. People are fucking desperate to get in anywhere. I've landlorded a townhouse starting in 2021 for 400 a week which was tenanted quickly. I've been steadily increasing it by about 15% per year (is up to 640 / week in 2025 lease) and the tenants haven't complained yet

If they ever moved out I'd have it filled again in less than a month.
