RV implies that the psychic is blind to the target (i.e.: is not told what the target is, and is tasked to psychically provide useful information about that target with zero clues, for the most part. In OP's case, the target would be someone's crush's apartment while she may or may not have been having sex, and the RV'er would have no idea that they're being asked to view a potential sex scene.
Why does it matter? Because if the RV'er isn't told what the target is, but still starts describing people on a bed and draws an apartment building that you recognize, you'd know that the RV'er is actually being psychic and isn't just making shit up, and any unknown unknowns reported by the psychic have a higher probability of being correct. For example if the tasking is your crush's room while she's potentially having sex, and if the RV'er says there are 2 men and 1 girl in the room doing something intimate, that's a nugget of data you may not have known about, but you're more inclined to believe because the RV'er got everything else right that you, as the tasker, already knew about.
The long story short, if a clairvoyant is blind to the target, they're RV'ing using clairvoyance. If a bi-locator is blind to the target, they're RV'ing using bi-location. However if they aren't blind to the target, then they're not RV'ing. They're just allegedly being clairvoyant and allegedly bi-locating, and you have no way to qualify the chance that they're just making shit up with their own imagination to autocomplete shit they already know about the target they already know.
As for OP's statement, would it be unethical? By today's standards and my own standards, probably, yes.
